Yep, most suburban streets have overheads, though there are plans to get them all buried before the olympics. Either way, they aren't over the land so should be fine.

Here you are governed by 3 things: Height (10m here), amount of buildable land (50% here) and land:floorspace maximum (100% here). The block is 170 m2.
Subterranean levels only count 50% towards that last one.
The plan is (ideally), 3 levels up, garage down, wth 3 side by side spaces. I can put 2 car lifts in mine and have 4 cars, the last one has the wifemobile.
That block is central-suburban (3 train stations within 10m walk) and very close to Jiyugaoka - which is kind of hipster.

For reference, they are wanting about 2m AUD for that block.

So the garage being undrneath doesn't count towards the 10m height restriction? am i reading that right?

I guess i'm not surprised that lands expensive over in Japan, there wouldn't exactly be a lot of new housing estates being opened up like there is over here. but one of the reasons that Japan has good public transport infrastructure and we don't....

Yep, just counts for floorspace, but at 50% rate.

Land's not really expensive here at all in general, just in central tokyo it's comparable to the most expensive parts or Syd or Melb.

Go to "the country" which to Tokyo people means more than 30 min on the train, and land is actually way cheaper than the Australian equivalents.

Finally one month to go til we move into the new to us house and already measuring and pricing up the garage to contain racking,motorcycle lift and figuring out how to have 5 bikes in there. I now have 3 bikes which include a 08 Busa, 01 TL1000R & 1986 GSXR 1100. The Busa just had some coin spent on it including Ohlins & Brembo package.

Unfortunately the garage is fixed to the house but it's motorcycles only so we won't be short on space oopsie.gif We're trying to utilise every ounce of space we can.

It's slowly sinking in that this is our forever home as we've been living at our current home for 16 years.

I've never been in a position prior to the accident to buy a house dunno.gif

We were shot down years ago when we were pulling in $110,000 per year on joint income,apparently wasn't enough for a $300,000 loan.
